Turnkey construction is useful when one accountable team coordinates multiple parts of the project, but the contract still needs a clear definition of what “complete” means.
## Lock the drawing set
Architecture, structure and service drawings should be coordinated before major execution begins. Changes are sometimes unavoidable, but a stable drawing set reduces rework and makes commercial variations easier to understand.
## Define the BOQ or specification baseline
A turnkey proposal should identify major material and finish assumptions. Where an exact brand or model is not locked, define an allowance or performance specification so both sides understand the commercial baseline.
## Clarify approvals and client decisions
Some decisions remain with the client even under a turnkey model. Identify who approves materials, colours, fixtures, samples and design changes, and how long approvals should take.
## Build quality checks into the sequence
Inspection should happen before work is concealed. Waterproofing tests, reinforcement checks, plumbing pressure tests, electrical testing and finishing inspections are easier to correct at the right stage than after handover.
- Pre-pour structural checks
- Waterproofing testing
- MEP testing before closure
- Material approval records
- Snag and closure tracking
## Document variations
When scope changes, record the description, cost impact and timeline impact before execution wherever practical. This prevents verbal changes from becoming disputes later.
## Define handover
Handover should include snag closure, keys, applicable warranties, test reports, product information and agreed project records. The exact documents depend on the scope.
