BEFORE COSTING

Why built-up area alone is not enough.

A per-square-foot number is useful only for early budgeting. The final commercial scope changes with plot access, number of floors, structural system, soil conditions, façade treatment, electrical load, plumbing requirements, waterproofing, lift provision, basement work, terrace treatment, selected brands and the level of interior finish. Two homes with the same built-up area can therefore have materially different budgets. Use the planner to create a starting brief, then validate it against drawings and a detailed BOQ.

DOCUMENT CONTROL

Prepare the information that prevents scope disputes later.

A strong pre-construction package should identify what is included, excluded and provisional. At minimum, the project should move toward an architectural drawing set, structural basis, BOQ, material and finish specification, MEP scope, milestone plan and payment schedule. The more clearly these documents align before work starts, the easier it becomes to compare quotations, approve changes and track progress.

  • Architectural plans, elevations and sections.
  • Structural drawings and foundation assumptions.
  • BOQ with measurable quantities and scope descriptions.
  • Approved material brands or equivalent-performance standards.
  • Electrical, plumbing, waterproofing and HVAC requirements where applicable.
  • Milestone, quality-check and change-order process.

TIMELINE

Plan approvals and decisions, not only site labour.

Construction timelines are affected by design closure, drawing revisions, client selections, statutory permissions, material lead times, contractor coordination, weather, inspection points and payment approvals. A realistic programme should therefore include decision dates as well as construction activities. If premium finishes, imported items, custom joinery or specialist systems are expected, identify them early so procurement lead time does not become a late-stage delay.

QUALITY & HANDOVER

Define how quality will be checked before handover.

Quality should not be left to a final visual inspection. The project plan should identify stage-wise checks for reinforcement, concrete, masonry, waterproofing, concealed MEP work, flooring, doors, windows, paint and finishing. Handover should include snag closure, approved drawings or records where available, key product documents, maintenance guidance and a clear list of any post-handover obligations agreed in the contract.
