Structure and concrete work
Foundation, reinforcement steel, concrete, shuttering and slab work create the structural frame. Soil condition, spans, number of floors and structural design influence this cost. Steel and cement price movement can also affect early-stage budgets.

Masonry, plaster and waterproofing
Blocks or bricks, internal and external plaster, screeds and waterproofing create the base for finishes. Bathrooms, terraces, balconies and external walls need particular attention because repair after finishing is expensive.

Electrical and plumbing
Conduits, wires, panels, switches, pipes, pumps, tanks and sanitary connections are partly hidden inside the building. Brand level and number of points can change the budget substantially, so MEP drawings should be frozen early.

Finishes and joinery
Flooring, wall tiles, doors, windows, paint, sanitaryware and CP fittings are highly visible and highly variable. Premium finish upgrades can move the total budget more than small savings in basic civil work.

Labour, supervision and overhead
Site engineers, supervisors, temporary utilities, safety, scaffolding, tools, transport and contractor overhead are real project costs. A quotation that looks unusually low may simply omit some of these responsibilities.

How cost moves through the project
Early expenditure is dominated by excavation, foundation, reinforcement, concrete and masonry. Later, many smaller categories arrive together—wires, switches, pipes, sanitaryware, tiles, doors, windows, paint and joinery. Owners often feel the project is nearly finished structurally but still face a large remaining finish budget. Category-wise forecasting makes this pattern easier to understand.

Material versus labour is not always separable
Some systems are bought as combined supply-and-install packages, such as windows, waterproofing or specialist ceilings. Splitting them into arbitrary material/labour percentages can be misleading. Compare total system scope, warranty and performance instead.

Where value engineering is safer
Savings are generally safer when they reduce unnecessary complexity rather than compromise performance. Examples include simplifying façade geometry, standardizing tile sizes, rationalizing decorative ceilings or choosing a good mainstream fitting instead of a prestige option. Structural design, waterproofing execution, electrical protection and concealed plumbing should follow engineering and quality requirements.

A monthly cost-control routine
Maintain original budget, approved variations, committed purchase/contract value, paid value and forecast-to-complete for each category. Review categories with large uncommitted balances before making new selections. This turns budget control into an ongoing process instead of a final reconciliation after money has already been spent.
