A turnkey project combines defined design coordination, construction, services, finishes, approvals and commercial control into one structured execution responsibility.
The signed BOQ and agreement control the final scope. The items below explain the typical turnkey structure.
The strongest turnkey contracts are clear about what is included, what is an allowance and what becomes a variation.

The package is comprehensive, but the contract still needs defined boundaries.
Government fees, lift, automation devices, loose furniture, utility deposits, landscaping, borewell, solar and special systems unless specifically quoted.
Pile/raft foundation, dewatering, difficult access, rock excavation and special structural requirements can change cost after investigation.
Selections above agreed material allowances are handled as approved commercial variations.
